WHAT HAPPENS AFTER I SUBMIT MY LOAN APPLICATION?
After we receive your hard money loan application, it will immediately go into processing. We will contact you via phone or email to discuss the remaining loan process and answer any questions you may have.
WHEN DOING REPAIRS, HOW MUCH DOES THE DRAW INSPECTION COST AND HOW LONG DOES IT TAKE?
The draw inspection fee is $175.00. There is an additional $50.00 charge if the property is located outside the city limits. Depending on when you call in, the inspection should be done within 24-48 hours. The draw will be deposited directly into your checking account less the fee.
CAN I OCCUPY THE HOUSE OR HAVE A TENANT IN THE HOUSE WHILE I’M DOING THE REHAB WORK?
No, according to our attorney closing documents, no one is allowed to occupy the home before the end of the loan term.
IF WE ARE LOOKING FOR AN INVESTMENT PROPERTY, CAN YOU ASSIST US IN FINDING A PROPERTY?
Yes, our sister company, Texas Home Buyers, occasionally has properties that we wholesale, and would be good candidates for investment properties.
IF I ALREADY HAVE AN APPRAISAL AND AN INSPECTION ON THE HOUSE, DO I HAVE TO HAVE ONE BY YOUR APPRAISER/INSPECTOR?
Yes, our lending institution requires our appraiser/inspector to check the property before the loan can be processed.
WHAT TYPE OF INSURANCE DO I HAVE TO CARRY?
At closing, we will require a one year, paid in advance, Builders’ Risk certificate of insurance with a vacancy clause. Also, Windstorm and/or Flood Insurance may be required depending upon the location of the property. If windstorm is not included in your hazard insurance policy, a separate policy may be required and can be obtained through the Texas Windstorm Insurance Association.
